6 Steps That Lead to Your Home

Getting a Loan

When you are ready to take your first step towards purchasing your home, you will want to know what price you will qualify at and what mortgage programs will best suit your abilities and needs.  A reputable lender will ask a series of questions then advise you on various programs.  Once you have mutually determined what program will work best for you, you can obtain a “pre-approval” letter which will be included with your offer.  We can recommend you to a mortgage lender who will assist with FHA, VA, jumbo, conventional or first time home buyer programs.

Preparing a Wish List

We will spend time getting to know what you desire in a community, neighborhood, and home.  Your special home may require a certain number of bedrooms, bathrooms, square footage, garage space, lot size and age of home for example.  We want to assist you in finding a home that most ideally fits your vision of the perfect home within your financial ability.

Locating a Property

This is an exciting part of the adventure of purchasing a home. Once we have your criteria, we will send daily reports to you on available homes that meet your criteria. You will then be able to select homes you wish to visit, and we will schedule appointments to show your selections to you. You can use the Colorado Property Search provided for you here on our website, or we can schedule a search for you through the multilist service that will send properties to you instantly to a personal website set up for you where you can save favorites and maybes and trash properties you are not interested in.

Making an Offer
Once you have chosen the home you want to make an offer on, you will want to make the following decisions:
-Purchase price you wish to offer
-Financing terms
-Time period for inspection of property
-Time period for appraisal of property
-Time period to review preliminary title commitment
-Any contingencies you wish to include such as sale of your current residence
-Time period for loan approval
-Date and time for closing
-Presenting the offer to the seller(s)
-Negotiating a counter offer you may receive from the seller with terms different than your offer
We, as licensed real estate agents, will make sure you understand this process, recommend and advise you on dates and deadlines, and prepare the Colorado Real Estate Commission approved contract and other approved and required disclosures and necessary forms.
Doing Due Diligence
Through the entire process, we are with you communicating with the listing agent, title company, lenders, inspectors, and contractors on your behalf.
Now that your contract is accepted, you and we will receive the preliminary title commitment for review. It will tell you of any easements, encroachments, or other issues that may affect title. The lender will require an appraisal on the property. We will ensure that the appraisal is at value according to your offer and that there are no conditions the seller must meet for the loan to be approved. The inspection will note any possible problems with the property and may require additional negotiations with the seller. If you are not satisfied with their resolution to your objection, you will have the right to terminate the contract and receive a full refund of your earnest money.
Closing and Taking Possession

This is when you become the official proud owner of your new home. The title company that issues the title commitment most often handles the closing. We will attend closing with you and review your settlement statement to ensure accuracy.  Time of possession is established on the accepted offer. In Colorado, possession is at closing when funded, unless it has been agreed with the seller that you will take possession 2-3 days after closing.
